I just sold a condo unit at the Deering Bay Padua north tower. The sale was the first in the building since the end of January. Until this past Friday there has been no sales in Deering Bay since the end of March. On July 1 two units closed. The two units were Padua 231 and Milano 201.
The unit that sold at the Milano is 2,814 square feet. That three bedroom, three and a half bathroom unit overlooking the entry road to Deering Bay sold for $1,275,000. At that amount the sale price per square foot for that Milano unit was $453.
The unit I sold at the Padua north tower is 2,980 square feet. That condo also has three bedrooms and three and a half bathrooms. The unit was sold with a storage unit, two parking space, a golf cart and a calf cart parking space. Overlooking the community pool, and lush mangroves along the water, the apartment enjoys a nice wrap around balcony, spacious bedrooms, hard wood flooring, and bright natural light in the living and dining room area. The sale price was $865,000, or $290 a square foot.
The Padua unit is directly below the last unit sold in the building. That unit sold at the end of January for $900,000. The sale price per square foot was $302. That was $12 more per square foot than the price my client paid for the unit downstairs.
At the moment there are 16 units for sale at Deering Bay. The lowest priced unit is $999,000 and located in the Padua South Tower. The highest priced unit for sale is fully furnished unit at the Milano priced at $1,800,000.
