The summer of 2016 was a slow time for sales at the Ocean Club on Key Biscayne. During the third quarter the total sales volume at the Ocean Club was $10,723,773.
In the table below you can see the breakdown of the sales that occurred over the summer. Surprisingly there were no sales in any of the Club Towers. Over the same period last year there were sales at the Club Towers.
The average sale price per square foot for the entire Ocean Club was $850. On the low end of that is the average of $695 at the Lake Villas. At the high end is the average sale price of $1,026 per square foot at the Ocean Towers.
The Lake Tower Penthouse was the only unit that sold in under three months. The average days on market during the third quarter was 164 days.
The highest sale of the summer was unit 1006 in Ocean Tower 1. The 2,605 square foot 3 bedroom and 3 bathroom condo sold for 98% of the original asking price at $3,098,773.
On average, units sold for 94% of their list prices during the third quarter. The Lake Villa units had the highest sale price to list price ratio at 97%.
